Do Google Ads Work for Real Estate in Gurgaon? An Honest Answer for Developers and Channel Partners

Sooner or later, almost every developer and channel partner in Gurgaon asks us the same thing. Meta ads are bringing enquiries, so should some of the budget move to Google Ads? And do Google Ads work for real estate at all, or is that a channel for other kinds of business?

Our answer is yes, with conditions. Google Ads can work well for one kind of buyer in Gurgaon, and they work badly if you expect them to behave like Meta. This post explains the difference, where each channel fits, how the cost really works and what the RERA rules mean for your ad.

A note on sources. This post draws on Google's own help pages, the Haryana RERA direction on advertising, the ANAROCK market report for NCR, and the Meta and Google campaigns we have run for real estate clients since 2023. We do not share client names or private numbers here. Where something is our opinion, we say so.

The Short Answer

Google Ads work when the buyer is already looking. Meta ads work when you need to reach people who were not looking yet.

That is the whole idea. A person who types "3 BHK flat in Sohna Road" into Google has some need on that day. Google says Search ads can appear when your keywords are relevant to a user's search, as described on its page about the Google Search Network. A Meta ad, on the other hand, reaches a person who is scrolling a feed, and Meta decides who sees it from the audience and the creative you provide. Neither is better in general. They catch buyers at different moments.

How a Google Search Lead Differs From a Meta Lead

  • The starting point is different. On Google the buyer begins with a question they typed. On Meta the buyer begins with an ad we placed in front of them.
  • The ad is read differently. A Search ad is a few lines of text sitting among other results. A Meta ad is a picture or a video.
  • The form is not the main tool. A Meta instant form keeps the person inside the app. A Google click usually takes the buyer to your landing page, where you decide what they see. That is more work, and more control.
  • Volume is capped in a different way. On Meta you can often find more people to show an ad to. On Google you can only reach people who type something, and for a single project that number can be small.

Our opinion, and it is only an opinion, is that a Search lead tends to know more about what they want, while a Meta lead is more often still exploring. That does not make one cheaper or better. Where Google Ads Work Well for Gurgaon Real Estate

This post is about Search ads, which is what most people mean when they ask the question. These are the places where we would expect them to earn their money.

  • People searching for your project by name. A buyer sees a hoarding, hears about the project from a friend or notices your Meta ad, and then types the name into Google. If your ad is not there, a portal or another broker may be. You may need to bid on your own project name just to hold the top position, and that is usually worth doing.
  • People searching by area and type. Buyers in Gurgaon often think about a road or a zone before they think about a project. ANAROCK groups Gurugram into zones such as MG Road, Sohna Road, Sohna, Golf Course Extension, Golf Course Road, Dwarka Expressway, Southern Peripheral Road and New Gurugram. Searches such as "plots near Dwarka Expressway" or "3 BHK on Golf Course Extension Road" fit that way of thinking.
  • People who are comparing. In its Q2 2026 NCR report, ANAROCK puts available stock at about 89,100 units for the region, an overhang of 18 months, and says Gurugram holds roughly 46% of the unsold stock and 41% of NCR sales. With that much to choose from, buyers compare, and comparing usually starts with a search. Our reading is that this is where a Search ad has a real chance to catch them.

Where Google Ads Struggle

  • The searches may be few. A Search ad can only show when someone types a related search. For a new project that nobody knows yet, there may be very little to catch. In our own use of Keyword Planner, many specific project and sector keywords in this region show volume in wide ranges such as 10 to 100 or 100 to 1,000 searches a month. That is not much to build a campaign on.
  • Clicks are not leads. Google's page on keyword matching options explains three types. Broad match lets ads show on searches related to your keyword and is the default with the widest reach. Phrase match covers searches that include the meaning of your keyword. Exact match covers searches with the same meaning or intent as the keyword and gives you the most control. A property campaign left on broad match can pick up searches about rentals, jobs or home loans, and you still pay for those clicks.
  • Negative keywords help, but only so far. Google says negative keywords let you exclude search terms from your campaigns. It also notes that they do not match close variants, so you need to add the variations yourself.
  • The buyer does not decide on the first search. This is true of every property lead. The speed of your follow up decides how much of the click you keep.

What Does It Cost? How to Read the Numbers

Nobody can quote a fixed price for Google Ads in Gurgaon, because you bid in an auction and the price moves with competition. What you can do is read the tools properly.

Keyword Planner shows a top of page bid for each keyword. Google's help page on the top of page bid estimate defines it as the bid you likely need to set for your ad to be shown among the ads at the top of the first page of search results. It is based on the Quality Score of the keyword and the competition from other advertisers, and Google says it is not a guarantee. Two things follow. Treat it as a sign of how hard others are bidding, not as your final cost per click. And do not choose a keyword on this number alone.

Then do the simple sum that decides everything. Cost per enquiry equals the cost of a click divided by the share of clicks that become enquiries. The figures below are made up to show the arithmetic. They are not our results.

  • If a click costs ₹60 and 4 in every 100 clicks become enquiries, each enquiry costs ₹1,500.
  • If only 2 in every 100 do, each enquiry costs ₹3,000.

Same ad, same keyword, double the cost. The difference usually sits in the landing page and the follow up, not in Google. And an enquiry is still not a site visit, so the number to watch in the end is the cost per site visit. A Housing Policy Myth to Clear Up

You may read that Google limits targeting for housing ads. That is true for the U.S. and Canada. Google's October 2020 update to its personalized advertising policies covers housing, employment and credit, and removed targeting by gender, age, parental status, marital status or ZIP code. The help page says this change applies in the U.S. and Canada only. It does not mention India. Policies can change, so read the current policy page before you launch.

The RERA Rule Applies to Google Ads Too

If your project is in Gurugram, the Haryana Real Estate Regulatory Authority direction on advertising applies to you. It was printed in the Haryana Government Gazette of 9 March 2021. It defines an advertisement very widely and asks that the RERA registration number and the Authority's website address appear in it. It also quotes Section 3 of the RERA Act, which says a promoter cannot advertise or market a project before it is registered.

A Google text ad has very little room. So think about this before you write the ad, not after. Put the registration number and website on the landing page where the buyer arrives, and ask your RERA consultant how the direction applies to the wording of a text ad. A Simple Way to Test Google Ads for One Project

  1. Pick one project and one area. Do not split a small budget across five.
  2. Check demand first. Put your keywords into Keyword Planner and see how many searches exist each month. If the number is tiny, let Meta carry the project and use Google only to protect the project name.
  3. Start with phrase match and exact match. Add negative keywords on day one for words such as rent, jobs and free, and add more every week.
  4. Send clicks to a matching landing page. The page should repeat what the person searched for, show the RERA number and offer two ways to respond, a short form and a call button. Our post on landing page vs website for real estate lead generation shows why this matters.
  5. Count the enquiry as a conversion, and later the site visit as well.
  6. Read the search terms every week. Google shows the searches that triggered your ads. Move the wrong ones to your negative list.
  7. Judge after three or four weeks, not after three days. Compare the cost per site visit with your Meta campaign for the same project.

Google Ads or Meta Ads: How to Choose

  • A new launch that nobody knows yet: start with Meta to create awareness, then use Google to catch people who search the name afterwards.
  • A project people already talk about, or ready stock: Search ads have a better chance, because there are searches to catch.
  • A channel partner with several projects: use Google for area and type searches and Meta for launches. Expect the builder's own ads and the portals to compete for the same terms.
  • A small budget: choose one channel and run it properly before you add the second.

Mistakes We Would Avoid

  • Sending clicks to the homepage instead of a landing page that matches the search.
  • Leaving every keyword on broad match with no negative keywords.
  • Bidding only on general words such as "flats in Gurgaon" and ignoring project and area searches.
  • Not tracking calls and form fills as conversions.
  • Judging the campaign by clicks and cost per click instead of site visits.
  • Running the ad before the RERA registration is in place.

Do Google Ads work for real estate agents?

They can, when there are enough relevant searches and you follow up fast. They reach people who are already looking, so they suit searches by project name, area and property type. They do not replace Meta, which reaches people who were not looking yet.

Are Google Ads better than Meta ads for real estate?

Neither is better in general. Google catches buyers who are searching today, and Meta creates interest in people who were not. Many projects need both, and the right mix depends on how well known the project is and how many searches exist for it.

How much do Google Ads cost for real estate in Gurgaon?

There is no fixed price, because cost per click is set in an auction. Use Keyword Planner to see how hard others are bidding, then work out your cost per enquiry by dividing the cost of a click by the share of clicks that become enquiries. Track cost per site visit as well.

Is Gurgaon real estate slowing down?

One report points to a moderation. ANAROCK says Gurugram kept a 41% share of NCR sales in Q2 2026, but its sales dipped 17% from the previous quarter and 4% from a year earlier. For the whole of NCR, it reports about 13,350 units sold, 7% lower than a year earlier, with an inventory overhang of 18 months. That is one quarter from one source, so please do not read it as a final verdict on the market.

Do I need a RERA number in a Google ad?

For a registered project in Gurugram, the HRERA direction asks that an advertisement show the registration number and the Authority's website address. A text ad has little space, so ask your RERA consultant how to apply this to the wording, and show the details clearly on the landing page.

Final Thoughts

Google Ads can work for real estate in Gurgaon, but only where there are buyers typing searches that match your project, and only if the click lands on a page that does its job and a team that calls back quickly. For a launch that nobody has heard of, Meta usually has to start the conversation. After that, Google can be the place where interested buyers find you again.
