Sky Spark Digital is a Gurgaon-based digital marketing agency focused exclusively on real estate. We help brokers and developers generate qualified leads through Meta Ads, Google Ads, and AI-powered follow-up systems.
Meet Amit, a channel partner we'll use as an example. He sells projects around Dwarka Expressway, he carries his registration, and he has a decent feel for which towers are running on schedule. His phone rings all day. Even so, one month he books two homes and the next month he books none, and he can't say why. The answer usually isn't effort. It's where his buyers come from. Most of Amit's enquiries arrive through the same developer sheets and portal forms that fifteen other partners receive that same afternoon. A buyer who gets fifteen calls in an hour tends to pick up for the one who sounds most useful, or switches the phone off.
This guide covers where the Gurgaon market stands today, why leads dry up when you work on commission, and eight practical ways to bring in buyers of your own. You won't find promises about numbers here, because nobody can honestly make them.
A channel partner sells a developer's inventory and earns a commission when a buyer books. In Gurgaon you'll hear other names for the same job: broker, property consultant, sales associate. The work looks alike everywhere. You find a buyer, work out what they truly want, shortlist the right projects, take them for a visit, and stay close through the booking and the paperwork that follows.
Registration is not optional. Section 9 of the RERA Act says an agent has to be registered with the state authority before helping to sell a flat, plot or building in a registered project, and has to quote the registration number in every sale. For Gurugram projects that authority is the Haryana Real Estate Regulatory Authority, Gurugram. The agent certificates it issues carry a few conditions, and they're worth reading on your own certificate: registration lasts five years unless renewed, it's tied to the office address printed on it, you can't help sell a project that should be registered and isn't, and your transaction details have to be uploaded within fifteen days after each quarter ends. A visible registration number also earns trust quickly, which no advertisement can do for you.
Numbers help you decide where your time goes. They also come with a catch: research firms count launches and sales differently, so figures from different sources won't line up perfectly. Each one below says who published it.
Put those together and the picture is clear. Gurgaon is the largest housing market in the NCR, and new supply across the region keeps tilting towards premium homes. Buyers have plenty to choose from, they take their time, and many of them compare five projects before they visit one. For a channel partner, that means every project is competing for the same small group of serious buyers. In this kind of market the partner with a steady pipeline of his own does better than the one waiting for the next lead sheet to land.
When a partner struggles, it usually traces back to one of three habits.
Working only from other people's lists. A developer lead or a portal enquiry is handed to many partners at once. By the time you dial, a couple of others have already pitched the same tower.
Trying to cover the whole city. Dwarka Expressway on Monday, Golf Course Road on Wednesday, Sohna on Friday. Buyers notice quickly when a partner only half knows an area, and they drift towards someone who knows it cold.
Calling back too slowly. A person who filled in a form this morning is thinking about the purchase right now. By day three, they've usually moved on to something else.
Gurgaon is too big for anyone to know all of it. The sales JLL described cluster along a handful of corridors: Dwarka Expressway, Golf Course Extension Road, New Gurgaon and the Manesar side. Sohna Road and the Southern Peripheral Road (SPR) are often mentioned for new supply and infrastructure led growth, while the older sectors around Golf Course Road and the early DLF phases tend to behave more like a resale and builder floor market.
Choose one area, two at most, and learn it properly. Memorise the sector numbers. Know which roads jam at nine in the morning, where the nearest metro station is or is planned, what rents and resale prices look like, which schools and hospitals are close, and which projects are handing over on time. Once you can answer a buyer's neighbourhood questions better than a developer's sales executive can, you're offering something a portal can't.
Someone typing "property consultant near Dwarka Expressway" mostly sees the businesses that show on the map, and those businesses get the calls. Set up a Google Business Profile with your service area, your HRERA registration number, a few real photos and your phone number. Then ask every happy buyer for a review. It costs nothing, and it keeps working long after you've closed the laptop.
Many Gurgaon buyers, especially working professionals, scroll Instagram and Facebook in the evening. One ad for one project, with a price range and a button that opens WhatsApp, often starts a better chat than a long form does. Keep the audience wide and let the platform find the right people. Our plain explanation of what the Meta Andromeda update means for real estate advertisers shows why. Also, don't grade your ads on the price of a lead alone. The number to watch is how many of those leads agree to a site visit, which we looked at in why Gurgaon leads keep getting more expensive.
People trust someone who has walked the ground. Take your phone along Dwarka Expressway or Golf Course Extension Road, point at a metro station, a school or an office park, and say plainly what's good and what isn't. Forty seconds is plenty. Post it on Instagram, Facebook and YouTube Shorts. A handful of honest clips like these can bring in more calls than a glossy brochure ever will.
Send people from an ad or a video to a full website and plenty of them wander off. A single page for a single project works better: location, price range, HRERA number, a few real photos, and a short enquiry form or a WhatsApp button. We compared the two options in landing page vs website for real estate lead generation, and our guide to what a real estate landing page costs in Gurgaon shows where the money goes.
Not every Gurgaon buyer already lives in Gurgaon. Some are NRIs, some are Delhi families planning a move, and some work in the city's office parks. These groups tend to research for weeks and decide with relatives on a call. If NRIs are your target, our guide on how to get NRI clients for Gurgaon real estate using Meta ads explains the rules and the follow up across time zones.
Most buyers who've just booked know someone else who is looking. Ask them, politely, once after the booking and again after possession. A short thank you message on the booking anniversary doesn't hurt either. Partners who do this every time end up with buyers who show up already trusting them, and that saves a lot of selling.
Scroll through your phone and your notebook. There are probably dozens of people who said "not now" months ago. Loans get approved, transfers come through, families change their minds. A polite message about a new launch or a price update, sent only to people who agreed to hear from you, can wake a few of them up for almost no cost.
Gurgaon projects are spread across a wide area and the drive takes time, so a visit needs planning. Pick one weekend a month and one project you know well, invite a small group of serious buyers, and sort out the transport. A buyer who sees the site, meets the team and gets answers in a single afternoon usually decides faster than one who only reads a PDF.
Not every enquiry is a buyer, and sorting them early saves hours. Before you plan a visit, find out four things.
Ask these in an easy chat on WhatsApp rather than like a questionnaire. Someone who answers all four is much more serious than someone who only wants a price list. For a deeper look, read our guide on how to qualify real estate leads in Gurgaon, and what we learned from 1,655 real leads.
Software can wait. A habit comes first. Reply within the hour when a new enquiry comes in, and send the project details and location on WhatsApp the same day. On day two or three, share one fresh piece of information, such as a price update, a photo or a floor plan. By day five, offer a site visit. If they say no, write down the reason and check in again after a month. Keep every conversation in one simple sheet so nobody slips through.
Buying phone number lists. A list of numbers isn't a list of buyers. Most of those people never asked to hear from you, and calling them hurts your name.
Keeping the registration number out of sight. Buyers notice when it's missing, and so does the authority.
Making promises the developer hasn't made. Delivery dates and prices belong to the developer. Don't invent them to close a day sooner.
Pitching a project you haven't checked. Look it up on the HRERA website first. An agent shouldn't help sell a project that must be registered and isn't.
Paying for ads with nobody ready to answer. If calls go unanswered for an hour, that spend is already wasted.
Being everywhere at once. Do two or three channels well before you add a fourth.
You can do all of this yourself if you have the time. Most partners get stuck on three things: running ads properly, building landing pages, and tracking which leads turn into visits and bookings. That's the work we do at Sky Spark Digital for real estate businesses in Gurgaon, and you can read about it on our real estate lead generation page. If you want the broader view of the city first, start with our guide to what actually works for real estate leads in Gurgaon. Working in another market? We've covered channel partners in Bangalore and real estate lead generation in Noida as well.
A channel partner is a person or a firm that sells a developer's projects and earns a commission on each booking. They connect buyers with developers, arrange site visits, and support the buyer until the booking is complete.
The usual sources are developer leads, property portals, referrals, a Google Business Profile, social media and paid ads. Partners who do well mix several of these and stay focused on one or two corridors they know thoroughly.
Yes. Under Section 9 of the RERA Act, an agent has to be registered with the state authority before helping sell a flat, plot or building in a registered project, and has to quote the registration number in every sale. For Gurugram projects, that registration is with the Haryana Real Estate Regulatory Authority, Gurugram.
JLL's report for April to June 2026 named Dwarka Expressway, Golf Course Extension Road, New Gurgaon and Manesar as the areas where sales were concentrated. Sohna Road and the Southern Peripheral Road are also followed closely for new supply and road projects.
They can be, as long as you have a clear offer for one project, a quick way to answer enquiries, and a way to see how many leads become site visits. Ads bring the enquiry. The follow up brings the booking.
Gurgaon is the largest housing market in the NCR, but sales have trailed launches and buyers are taking their time. That doesn't close the door. It means the partners who build their own pipeline and follow up fast are the ones still booking.
Gurgaon's housing market is large, premium and crowded. Buyers have more choice than they've ever had, and most aren't in a hurry. That's exactly why channel partners who build their own steady flow of buyers pull ahead of those who wait for the next lead sheet. Choose your corridor, become the person who knows it best, set up two or three lead sources that you control, and reply to every enquiry quickly and honestly. Keep at it for a few months and your bookings will show the difference.
